With all things equal, college site not cheapest for multiplex

Opinion Jul 13, 2017 01:01Cambridge Times

The July 4 Times editorial, titled “Don’t ignore task force,” was spot on with its message to listen to the recommendations of last year’s advisory task force which carefully and independently considered the location options for the multiplex, ranking the Conestoga College site the lowest.

The editorial did contain a statement that the college site was significantly cheaper. I find that not to be the case.

The city would lease about 12 acres at the college for the facility, plus assuming the existing storm water management ponds.

The problem in the June 27 staff report referred to in the editorial is that the author did not normalize the property costs so that each site was reduced to the same equivalent 12 acres, but stated a price for the total size of each parcel — all greater than 12 acres.

The total budget for the facility is up to $80 million. The land costs on an equalized basis range for $2.5 million (Conestoga College) to $7.5 million for 261 Hespeler Rd. (flea market).

Notably, the Conestoga College cost does not include estimates for several major items that could level the total costs.

The land costs are a small component (three to nine per cent) of the total.

Also a consideration, there is an additional property the city owns on Bishop Street which is underutilized as a materials storage yard. It is central, but was not included by the task force as they were not permitted to split the facility.

The land cost is zero. With an adjacent vacant parcel, there is 15 acres.

The materials storage yard would need to be relocated onto other property nearby that the city owns, but does not use.

Conclusion: the college option is not significantly cheaper nor necessarily even the least costly. The other factors outweigh any advantage at the college.

It’s really amazing how Derek Coleman, a man with a head on his shoulders can come before our council, tell them the true ideal of the situation and ALMOST EVERY council member does not want to even listen to what he is saying.
There are so many member of this council that say CONESTOGA COLLEGE is where this complex should be located.
They do not tell us what the TRUE COST will be to locate this complex at the college because if WE the TAXPAYER ever truly found out…COUNCIL WOULD HAVE A MUTINY on their hands…Come on now everyone..STEP up to the place and quite BLINDSIDING THE TAXPAYER…after all the 2018 ELECTION is a little over 18 months from now and WE TAXPAYERS will have the opportunity to VOTE SOME SORRY ASSES out of Council

Dr. Derek Coleman is the only one that knows what he is talking about. All the other ones insisting on Conestoga are “brain dead” and do not really understand or what to know the proper figures/details.
Dr. Coleman knows his business. We saw him in action on Council meetings many times. He has facts & exact figures. He in fact pointed out to the Mayor & Council that at the Pinebush site – someone removed 8 acres of designated green trees. Of course, Council had their mouths open – like “oh no” – but have we heard of anyone being fined yet – of course not. Probably developer friends that Craig brought in.
Please Cambridge Residents/Taxpayers – pay attention to this. The Mayor & his gang are trying to blindside you all. He tells the City staff what info to let out & he is not letting out all the costs associated with Conestoga.
It is just so wrong & corrupt what Craig is doing & making his staff lie & making the Council vote his way.
Wake up before it is too late. Dr. Coleman knows what he is talking about & is the only one. He has details, figures & all the information. Your Mayor does not. He just made some idiotic promise to Conestoga – that he wants us to honour and pay for. READ THE FIGURES OF DR. COLEMAN & NO ONE ELSE. HE IS THE ONLY HONEST ONE.
    2018 is coming fast & pay attention………..

I think we have to look at this article by Derek Coleman and think about all the work as well as time that he has put into his research. Mr. Coleman a reliable, non biased individual that is basing his facts on the research he has done on this project. The member of the City of Cambridge from our Mayor, Mr. Craig, Mr. Dyke, Mr. McVittie (now retired) Mr. Dulillo and others seem to have a jaded slant on this project for sure.
I think on the of the major things we truly need to look at are the comparisons that have been made on the other sites that have been brought to the forefront here. It seems that the report that has been presented lists a lot of the expenses for the NON CONESTOGA sites but one does not see any of the TRUE cost of the CONESTOGA SITE. The Cambridge Taxpayer needs to be made fully aware of the cost of the project IF LOCATED at Conestoga. First of all the residents need to be aware of the fact that CONESTOGA COLLEGE IS NOT A SHOVEL READY SITE LIKE SOME MEMBERS OF OUR COUNCIL WANT US TO BELIEVE. Yes there have been studies done on the location, but these a lot of these studies are outdated and need to be redone…hmmm guess that will be an expense to start with…
We residents have been told that we need at least 10 acres for parking..which accounts for 1000 parking spaces…ACTUALLY the number of PARKING SPACES ALLOCATED AT CONESTOGA COLLEGE WILL BE 100 spaces next to the complex and the other 900 sites IF NEEDED WILL BE IN THE PAY AREA…another point that we residents have been BLINDSIDED about.
And here is another good one…Your son or daughter wants to get summer job at the new complex…WELL GUESS WHAT PEOPLE…FIRST CHOICE FOR JOBS does not go to YOUR CHILDREN…NOPE…IT WILL GO TO STUDENTS AT CONESTOGA COLLEGE!! hmm..I wonder just how many of these students would be actual sons and daughters of residents of Cambridge…PROBABLY not a lot..I would be willing to BET that students wanting to work at OUR complex on CONESTOGA PROPERTY will have resident OUTSIDE THE CITY OF CAMBRIDGE!!! Boy that speaks volumes for EMPLOYMENT of our children!!
Next, let’s take a quick look at the economic end of this..While sporting events are taking place at this complex we all now that people will be coming here from outside our area….When it comes time for these people to get something to eat…hmm..it will be a lot easier for them to just go down Homer Watson and slip into Kitchener. As well there are a few limited places to eat along Homer Watson, but once they get to Fairway Road it will be a gravy train for the merchants of Kitchener. This will also apply to accommodations as well…So really, there will be no economic benefit for the merchants of the CITY OF CAMBRIDGE with the location of this complex on College land…
So LISTEN UP PEOPLE…You want your child in sports…You want your sport to have a SPONSOR….Do you think the merchants of Cambridge want to sponsor a team when it will not generate REVENUE for them in the end???
LOTS OF POINTS TO PONDER AND THINK ABOUT..
One Last POINT….Do you want your grandchildren and their children to have to bear the cost of clean up when after the lease has expired CONESTOGA COLLEGES SAYS…..TEAR DOWN THIS EYESORE AND PUT THE LAND BACK TO ITS ORIGINAL STATE!!!

who says the lease has to expire
has anyone even read the lease
ask the city for a copy and read it
it can be requested to be torn down at any time
especially when the board and the president change hands

Caribou – you have stated the situation exactly. We must spread the word & get people to THINK not ignore. So many people have attended meetings re this & we just get ignored. Dr. Derek Coleman is the EXPERT – not our idiot Mayor that promises Tibbets our money.
WAKE UP PEOPLE – everything Caribou has stated are the facts.
Call your Councillor – call them all – better yet – email – a phone call can be ignored.
2018 election coming fast – read the above facts – all true – wake up$$$$
Dr. Derek Coleman is the only intelligent person with the correct information. He has done a lot of work – presentations at Council – he knows his business. The only business your Mayor knows is how to spend YOUR MONEY OR GIVE IT AWAY$$$

Apparently council has no idea how the overwhelming majority of people want this inside Cambridge. When Pam and Mike Mann vote in favor of the college, they are done come the election. I see Mann tossed an add in Snap to let the people know he will run again in some capacity. Like he said at council “I must listen to the constituents”. I think Pam is done, unless no one runs. The lake and her stance on the college has taken its toll on support. Frank tossed his face into snap as well. I guess he’s trying to convince the Obud man he is loved. Watching his voting shows me who controls his strings. Too bad, I thought he was going to okay at one time. Sadly, another Cop, teacher member shows a sense of entitlement while pensioned to the teeth. I hear he will have a business man to run against in 18. As for Donna she is done as she told everyone 2 and out. Let’s see if her word is valid. I have support to enter the fray in 18 and I can’t wait.

Tom if you run again in 2018 you know that you will get support from a lot of the ‘malcontents’ of this City. We need to find out if our good friend Donna keeps her word…2 terms and OUT..if not…Hey a POLITICIAN THAT DOES NOT KEEP HER WORD!!! An Awesome platform to DETHROWN one of Mayor Craig’s MINIONS!!! As for Mr. Mann!!
He said at council I MUST LITEN TO THE CONSTITUENTS???? IF SO WHY DOES HE VOTE BECAUSE STAFF RECOMMENDS IT??? Sounds to me like he talks out of BOTH SIDES OF HIS MOUTH???? Maybe he needs to be TURFED IN 2018!!!!!!!!!!

I have signs getting made next week. MAKE WARD 1 GREAT AGAIN!!!!! VOTE FOR VANN. I have 8 people that want to donate already. I have been asked to run in Ward 5 as well since Pam has sold them out they stated.

Maggie Smith July 24, 2017 at 6:52 pm

Tommy – if you run in our Ward – you got our votes & signs on front lawn. Lets get rid of Donna one way or another.
She is totally useless to us. Only follows Craig’s orders. And he should have been reprimanded for the Women’s Int. incident – he was so wrong. But he knows how to get out of trouble. We should all take lessons. He & Pam are good at that.
O.K. Tommy – run somewhere & clean up the City.
I know you will never get “brainwashed” like the big percent of Council right now.
    go for it!!
